EIFS are multi-layered exterior wall systems that are used on both commercial and residential buildings. In addition to providing extraordinary gains in energy efficiency, they offer much greater design flexibility than other exterior cladding products, such as wood, brick or vinyl.

Benefits of EIFS

  • Superior energy efficiency
  • Design appeal
  • Reduces air filtration
  • Stabilizes the interior environment
  • Reduces energy consumption by as much as 45% compared to standard wood or brick siding

Why does EIFS need to be inspected?
If the EIFS on a building was not properly installed or maintained, water can infiltrate the inside of the wall.  Without the proper drainage system, damage can be sustained to the home from holding moisture in.  Over time, the damage can be significant.

You will receive a detailed report that highlights any areas where high moisture readings are found, with photos that show exactly where damage or high moisture is occurring, or where the caulking has failed or is beginning to fail.  If repairs are needed, we can give you a list of certified repair contractors, so that they can give you an estimate of repairs.

Guardian Inspections has been performing EIFS inspections on residential and commercial buildings since 1999.  Brian is certified by the Exterior Design Institute and is the preferred inspector in the greater Cincinnati area by Moisture Warranty Corporation.

If you are interested in obtaining a warranty, we can put you in touch with the right people at Moisture Warranty Corporation to obtain a MoistureFree Warranty on the home — a great selling point for owners of EIFS homes!
